How a Roll-Up Door Works

A roll-up door is a curtain of interlocking steel slats that coils around a barrel mounted above the opening. Side guides keep the curtain tracked, a spring inside the barrel carries its weight, and a hood keeps weather and debris out of the coil.

Because everything lives in that compact coil, there is no track running back across the ceiling. Lights, sprinklers and racking stay where they are, which is why rolling steel is the default where overhead space is spoken for.

Full-size service doors usually run on a hoist or jackshaft operator mounted at the barrel, with a chain hoist for manual backup.

Roll-Up or Sectional?

Headroom & Ceiling Space

A roll-up door needs room for its coil above the lintel and almost nothing else. A sectional door needs track across the ceiling but can squeeze under a lower lintel with low-headroom hardware.

Security & Abuse

A steel curtain in steel guides is the harder door to force, and a dented slat is cheaper to live with than a cracked panel. For storefronts and openings that get hit, rolling steel usually wins.

Insulation & Speed

Insulated sectional panels seal a conditioned building tighter, and a high-speed door beats both when the opening cycles constantly. We will tell you which one the opening actually calls for.

Roll-Up Door FAQs

What is a roll-up door?

A roll-up door is a curtain of interlocking steel slats that coils around a barrel above the opening instead of riding track across the ceiling. Guides on each side hold the curtain, a spring inside the barrel balances it, and a hood covers the coil.

Are roll-up and rolling steel doors the same thing?

The terms are used interchangeably. Heavy service doors on commercial buildings are usually called rolling steel, while lighter-duty curtains on storage units and counters are usually called roll-up doors. We sell, install and repair both.

Why choose a roll-up door over a sectional door?

Because the curtain coils above the opening, the ceiling stays completely clear for lights, sprinklers, cranes and storage, and there is no track overhead to collect damage. Steel curtains also shrug off daily abuse and are a harder target for break-ins.

Do roll-up doors come insulated?

Yes. Insulated slat options put foam inside each slat to slow heat loss through the curtain. An insulated rolling steel door will not match a thick sectional panel, but it is a real improvement over a bare steel curtain on a conditioned building.
